Barratt London is proud to introduce E-Lo Homes — a new generation of high-performance homes designed to set a new benchmark for sustainable urban living.

E-Lo Homes is a comprehensive approach that goes beyond meeting a single standard. It brings together best-in-class building fabric, advanced construction methods, intelligent design, and rigorous performance verification to dramatically reduce energy demand while enhancing comfort, durability and long-term value for residents.

A key part of the E-Lo Homes commitment is our pledge to certify all new London homes to the Passivhaus standard — a significant step forward for the mass market and a clear signal of our ambition to lead on climate-responsive housing.

Through this integrated approach, E-Lo Homes are designed to reduce heating bills by up to 60% compared to typical new-build flats, while also improving air quality, thermal comfort and overall building performance.

E-Lo Homes represents a major milestone in our journey to deliver homes that are better for residents, better for London, and better for the planet.

This commitment means:

  • Thousands of new, super airtight homes with triple glazing and individual heat pumps that can also cool during heatwaves

  • Reduced carbon emissions and significantly lower energy use for residents

  • Passivhaus for the masses, proving that this gold standard in sustainable design can be delivered at scale, including all Affordable homes built in the capital

Our West London partnership will see 4,000 homes built over the next ten years, with a considerable amount being Affordable housing. The first of these pioneering Lo-E Homes are planned for the later phase of development at Bollo Lane, near Acton Town Tube station, with our proposed development at High Barnet to follow. This is a significant milestone in building future-proof homes that are resilient to changing climates, low cost to run, and truly deliver for Londoners.
